Portable Appliance Testing
Who Needs PAT (Portable Appliance Testing)
Landlords who let residential accommodation (i.e. houses, flats, bedsits, holiday homes, caravans and boats) as a business activity are required by law to ensure the equipment they supply as part of the tenancy is safe.
The Electrical Equipment (Safety) Regulations 1994 requires that all mains electrical equipment (cookers, washing machines, kettles, etc), new or second-hand, supplied with the accommodation must be safe and PAT tested every year. Landlords therefore need to regularly maintain the electrical equipment they supply to ensure it is safe.
Remember the supply of goods occurs at the time of the tenancy contract. It is, therefore, essential that appliances are checked prior to the tenancy to ensure that all goods supplied are in a safe condition.
A record must be made of the goods supplied as part of the tenancy agreement and checks made on those goods. The record should indicate who carried out the checks and the date.
Businesses are required to comply with The Provision and Use of Work Equipment Regulations 1998 (PUWER) requires, ALL employers in the UK to ensure that work equipment is both safe and fit for purpose. For this to be achieved a Portable Appliance Test (PAT test) must be carried out.
At present, there is no statutory period in which electrical safety inspections must be performed. However, if you put in place a regular PAT schedule, not only will you meet your legal obligations but you’ll also get the peace of mind that comes from knowing you’ve done everything possible to make sure your tenants remain safe.
Chiltern PSC engineers will complete the testing using the latest electronic equipment and the results are stored in our offices for our customer’s convenience and retrieval when required.
