What’s included in a Personal Search?
Inspection of the Local Land Charges Register (LLC1), CON29 questions answered where the information is publically available and where no additional disbursements apply. This can vary from Council to Council which questions will be answered, the Local Plan is always viewed and comments given in the report.
All of our Personal Local Authority Searches carries Personal Search Indemnity Insurance. Included in the price so no extra cost to you.

Environmental Report
The implications of environmental problems may include health hazards, structural issues and loss of property value or saleability - issues not revealed by Local Search.
An Environmental Report is recommended in every transaction by the Law Society as a result of Environmental Protection Act 1990, as part of the conveyancers due diligence process.
Why do I need an Environmental Report?
The current owner or occupier is potentially liable by law for contaminated land. Clean up costs can run into large may now be held responsible for the costs of cleaning up contamination on their property under a new regulation which came into force from April 2002, namely The Environment Act 1995.
Chancel Check
Chancel repairs are a medieval anomaly where the Church was granted powers to charge rectorial property for the upkeep of chancel of the parish church - this is an overriding interest.
The risk is unquantifiable, not detailed in the title documents, and can affect any property.
Of the 15,000 parishes in England 5,200 parishes (35%) are at risk.
Chancel Check is a low cost and accurate screening report designed to inform the legal profession as to whether or not a property is located within an historical parish where there continues to be a potential for chancel repair liability.

Drainage & Water Search (Con29DW)
Since April 2002, local authorities no longer answer questions relating to drainage for a property. It is therefore advisable to apply to the relevant water company for information regarding:
The Residential Drainage & Water report is a fully comprehensive report that reveals all the essential water and sewer information surrounding your client’s property. This report will indicate maps of water mains and sewers around and relating to your clients property. The report also identifies the extent of responsibilities your client could have with regards to the drains / sewers that service their new home.
We offer this report on all residential and commercial properties. These results take between 5-7 working days.
