Property Inventories

An inventory is a complete listing of decoration, fixtures and fittings and furniture content. The report will list each and every item that makes up the property from the colour of the ceiling to the number of plug sockets.

Done in the correct way, an inventory will ensure the condition of the property and all its contents are recorded accurately at both check-in and check-out, therefore reducing the possibility of any dispute over missing items between Landlord and Tenant. Chiltern PSC would advise a comprehensive inventory report be provided / prepared for the start of all tenancies, no matter the size of the property or whether it is furnished or unfurnished. All our inventory reports are kept on file so they can be provided or updated for all future tenancies, check-ins and outs.

The majority of deposit disputes result in awards against the landlord. One of the key reasons is poor paperwork, poor   inventories and inadequate check ins and check outs.

Check In

It was not too long ago that the tenant was given keys and checked themselves in – some agents still do this. However, generally there has been a sharp rise in the outsourcing of check ins due to the fact that most agents and landlords now find check ins a necessary requirement.

If an inventory is not signed at the check in then it is technically not worth the paper it is written on. The tenant can argue that any damage was sustained before they moved in.

Chiltern PSC ensures that the tenant signs every page of the inventory at the property. Full meter readings are taken, keys registered and any queries are dealt with on site. The time and effort we take protects the property from potential issues in the future.

Check Out

The Check Out is performed on the day that the tenant moves out. A full check of the property against the inventory is performed with written findings agreed with the tenant. The meters are read and the keys are checked and secured. A full cleanliness report is provided and an optional damage and dilapidations report can also be produced.

All reports are provided with full digital photography.

The check out is signed on site and agreed by the tenant. This ensures that the deposit deductions are made quickly and without argument.

Periodic Inspections

Periodic property inspections are ideal for both landlords and agents to keep an up-to-date record of the condition of their property.

These visits are just as important as letting the property. Landlords and agents need to ensure that a property is left in a condition that will enable it to be re let as soon as possible as every day a property is empty, it is costing money.

Appointment times are booked in with the tenants, and inspections carried out. Any faults will be communicated to the landlord or agent so that they can take the suitable action immediately.

Tenants are assured that an independent assessment will be made of the property and that no bias will be applied.

Without regular property inspections, small problems may turn into huge problems later and may cause expensive time delays in the property being re let.
